All Conveyance, Transfer of Deeds, Stamp Duty costs are inclusive in the price. You therefore do not need to use a solicitor for the transfer of ownership of the Land. There are no hidden costs at all. The only mandatory charge is to the Land registry: £50 to have the land registered in your name (or whomever you chose).

I am not a financial advisor but; Land has been increasing in value for many years and like any "Purchase" it is subject to market forces and the value may go down as well as through the roof. There are enough land for sale website's out there which tell you land prices are going up and up at a massive rate (700%+ in the last 20yrs).
Please think twice about website's offering land that will get planning soon. Nobody has a crystal ball and I understand from enquiries to GLS, other company's have extreme selling tactics. Gladwish Land Sales limited do not cold call and push for a hard sale.
